Watford Lettings Property

The Lettings team deals with all applications for housing and transfer requests. It administers the 'Home Connections' choice based lettings scheme developed in partnership with other housing providers.

SPH Housing only holds a waiting list for new applicants seeking retirement housing. If you would like to know more about accessing other types of housing, our Customer Service Advisors will be able to provide information on how to access appropriate housing.

Becoming a tenant

At SPH Housing we cannot accept direct applications for our general needs rented homes (general needs is all property that is not retirement or supported housing).

To express interest, you should apply to the housing department at your local council, who will put you on their register.

Transferring from your rented home

Current tenants can register to move home. To be eligible to register, tenants must have lived at their current property for a minimum of 18 months and should not be in rent arrears.

Properties are advertised through our choice based lettings. Once registered, tenants are notified of the points their application has been awarded. They can then 'bid' for a property that they are interested in. View our quarterly lettings report here.

    Choice based letting

    The choice based lettings process enables housing applicants to take a pro-active approach to rehousing. It is aimed at giving applicants more choice in the area and type of properties they move to.
    We previously advertised Camden and Islington properties and now we are expanding the Home Connections service to new areas. You will be able to bid for properties in:

    • Barnet
    • Brent
    • Ealing
    • Enfield
    • Hounslow
    • North Hertfordshire
    • Watford

    Retirement Housing

    Our accommodation has been specially designed to meet the needs and comfort of people who have retired in Kent, Hertfordshire, Cambridgeshire, Essex, inner and outer London. Our schemes are ideal for tenants who want to live independently, but should you need help, there is a dedicated scheme manager for each property, some living on-site.

    Save space - and money

    This initiative encourages tenants who are under-occupying their home to move to smaller properties and be rewarded for it. Tenants who transfer to a property one bedroom smaller will receive up to £1,000 and a further £500 for each additional bedroom (a studio property is the equivalent of a bedroom).

    Alternatively, tenants can choose removal services up to the value of your under-occupation entitlement, which can include: redecoration; removal costs; the disconnection & reconnection of domestic appliances; refitting & altering of floor coverings, curtains, blinds etc. This would only be paid once the tenant has moved.

    Golden goodbyes

    We will pay you up to £150 for leaving your property clean when you move. It can be a great way to pay off any money you owe us when you leave or to treat yourself after all the hard work of moving - so everyone's a winner!

    Mutual exchange

    Tenants can register on the nationally run Homeswap register www.homeswapper.co.uk or with the local council. Tenants must find a household to exchange with but must get agreement from both landlords before exchanging properties.

    Second generation

    SPH Housing considers applications for rehousing from sons and daughters of existing tenants. To qualify the applicant must have lived in the family home for at least 18 months. Applicants must use the choice based lettings scheme to be rehoused. Applicants with children will not be considered.

    Right to acquire or buy

    The Right to Acquire gives eligible tenants of Registered Social Landlords (RSL) the right to buy the home they currently rent. To qualify a property must have been built or purchased by a RSL through social housing grant provided by the Housing Corporation on or after 1 April 1997.
